Restraint, on an island of one hundred plots.
Jumeirah Bay is small, exposed and architecturally disciplined. The intelligent layer must be invisible in the room and marine-grade behind it.
Automation in Jumeirah Bay Island
Smart home automation on Jumeirah Bay Island covers the seahorse-shaped island's custom villa plots and the Bulgari Resort and Residences. Two conditions govern: continuous marine exposure on every elevation, and architecture that will not tolerate visible technology. The design answer is a wired backbone with plaster-in luminaires, flush stone-matched keypads, invisible or architectural loudspeakers, and a conditioned inland plant core — authored at pre-MEP with the architect.
Marine exposure on every elevation
An island plot has no sheltered side. External devices, shading motors, terrace audio and pool plant are all specified to marine grade, and the equipment core is held inland, conditioned and filtered.
Visual discipline
The architecture here does not accept grids of plates. Keypads are minimal and finish-matched, luminaires are plaster-in or trimless, loudspeakers are invisible or architectural, and sensors are integrated into detail rather than surface-mounted.
Light against a water horizon
Reflected light off the water shifts the interior quality hour by hour. Tunable white and shading are calibrated to a measured schedule rather than to a fixed preset, so the residence holds its circadian intent through the day.
Privacy and quiet
Small plots and close neighbours make acoustic isolation and discreet access control the leading concerns. Sound is a design discipline here — plant noise, terrace spill and internal separation are all designed to target.
Compliance is designed in, not discovered on site.
- Meraas community design approval governs elevations, external lighting and any façade-visible device.
- Bulgari Residences works require an owners' association NOC and coordination with the building's MEP and concierge operations.
- Island access and delivery windows are constrained; logistics materially affect the programme and must be planned early.
- SIRA governs CCTV, access control and intercom scope.
- DEWA governs supply, metering and any photovoltaic or EV-charger connection.

What principals ask about Jumeirah Bay Island.
Why Jumeirah Bay Island residences are commissioned with AKMZA.
A residence in Jumeirah Bay Island deserves an authored environment rather than a hardware package — light, air, sound, water and sleep designed as one discipline, engaged at pre-MEP alongside your architect.
A design practice, not an installer
AKMZA is a longevity and human-biology practice — the only one in the region that authors high-end home automation as an environment, not a hardware package. Engaged at pre-MEP alongside your architect, never bolted on after the finishes are chosen.
Luxury home automation, engineered for the Gulf
Every specification is calibrated to 45 °C summers, coastal humidity, sand events and the seven emirates' NOC and SIRA rules. Consumer-grade hardware fails in Dubai; ours is rack-mounted, wired-first, and rated for the climate it lives in.
Reference-tier systems, chosen by performance
KNX for the building backbone, Lutron HomeWorks with Ketra for circadian light, Crestron where AV leads. Specified last — after the residence is understood — never by margin. A bespoke integration, not a catalogue.
The six Longevity pillars, authored as one
Circadian Light · Air & Temperature · Sound & Acoustics · Water · Sleep · Intelligent Integration. Modern smart home automation done to a biological standard — the environment you occupy is measurably calmer, cleaner and quieter than the street it sits on.
Twenty-year governance, not a warranty card
Every commission ships with an ETS project file, a lifecycle plan and annual re-calibration. The bus is specified for the building's life; the interface layer is deliberately replaceable. You are never locked to us — or to any single vendor's roadmap.
