AKMZA is an engineering and design practice, not a technology vendor. We specify, coordinate, commission and document the intelligent systems inside exceptional residences and developments — whilst the drawings are still open.

We collaborate with Azial Tech Infrastructure Company to commission the bespoke architectural layer that precedes the Automation layer — a full spectrum of precision services throughout the UAE.

Every engagement begins at pre-MEP stage, before mechanical, electrical and plumbing are locked. This is the only moment when circadian light, air quality, acoustics, water and intelligent integration can be authored into the architecture rather than retrofitted around it.

The result is a residence that responds to its occupants without a single conscious thought — a true intelligent environment.

Pre-MEP Architecture

Intelligent environments are authored before the walls are closed. We coordinate with architect, MEP and interior teams to embed the biological and automation layers into the structure itself.

KNX, Lutron, Crestron, Control4, Savant and Dynalite — specified, programmed and commissioned as a single, coherent environment rather than a collection of subsystems.

Tunable-white lighting, air quality, acoustic treatment, water and sleep architecture — calibrated to support healthspan rather than merely illuminate rooms.

Lifecycle Governance

Firmware governance, seasonal recalibration, SIRA compliance and documented handover — so the residence continues to perform across decades, not just delivery day.

A commission may begin at any of the three, though each is stronger for the one before it. Every engagement is project-dependent; what follows is what you receive, when, and what we need from you.

Design

Pre-MEP · before the walls close

The engineering layer is authored while the drawings are still open — specified, coordinated and documented so nothing is improvised on site.

What you receive
  • Architectural and MEP drawing review with a room-by-room opportunity map
  • Intelligent-environment specification: lighting, climate, acoustics, shading, water, sleep, security, AV
  • Infrastructure requirements — containment, conduit, ceiling voids, head-end space, power and load schedules
  • Network and integration topology, plus platform selection rationale
  • Coordination drawings issued to architect, interior designer and MEP consultant
  • Predictive wireless coverage modelling
Timeline

Typically six to ten weeks from receipt of the architect's set, running in parallel with the MEP programme.

What we need from you
  • Current architectural, MEP and lighting drawing set (DWG or PDF)
  • A named project contact and access to the consultant team
  • A short brief on how the residence will be lived in
  • Design-freeze dates and the construction programme

Delivery & Commissioning

On site · through to handover

Procurement, factory programming, site coordination and calibration — carried out against the specification, then measured and signed off.

What you receive
  • Procurement and lead-time schedule with factory pre-programming of head-end equipment
  • Shop drawings — keypad layouts, rack elevations, plate details, containment routes
  • Site coordination and inspection reports at each construction milestone
  • Scene, schedule and circadian calibration; acoustic and AV tuning
  • Integration testing across every sub-system, with a measured commissioning report
  • Post-works wireless heat map and IP/device schedules
  • As-built documentation pack — one documented source of truth
Timeline

Runs with the construction programme; commissioning and calibration usually occupy the final four to eight weeks before handover.

What we need from you
  • Site access, storage and a coordinated works programme from the main contractor
  • First and second fix completed to the issued containment drawings
  • Stable power, cooling and network provision at the head-end position
  • Timely decisions on finishes, plate materials and engravings

Maintenance

After handover · annual membership

AIR Service Maintenance holds the environment at the standard it was commissioned to, season after season.

What you receive
  • Remote system-health monitoring with proactive fault alerts
  • Scheduled firmware, security and certificate governance
  • Seasonal recalibration of circadian lighting, climate and acoustic scenes
  • Priority response with defined attendance windows
  • Annual measured performance review against the commissioning baseline
  • Living documentation — drawings and schedules kept current after every change
  • Household and staff refresher training
Timeline

Annual membership, renewable. Onboarding of a system we did not commission begins with a two to three week audit.

What we need from you
  • Secure remote access to the head-end and network
  • A nominated household or estate contact
  • Reasonable site access for scheduled visits
  • Notification before third-party works touch the intelligent layer
