Ten questions that reveal the difference.

This is not a directory. It is the assessment we would use ourselves — a set of questions that separates a design practice from a hardware reseller inside a single meeting.

What to look for

Most smart home companies in Dubai are resellers: they hold a dealership, quote hardware, programme it and leave. A design practice does something different — it authors the environment before the hardware exists, coordinates with the architect and MEP consultant at pre-MEP stage, designs compliance in, measures the result against a written standard, and governs the system for the life of the residence. The ten questions below will tell you, within one meeting, which kind of firm you are speaking to.

At what stage do you normally join a project?

Pre-MEP is the correct answer. A firm that joins after first fix is decorating around decisions it did not influence.

Which manufacturers are you a dealer for?

Dealerships are not disqualifying, but they explain the specification. Ask whether the platform was chosen for the residence or for the margin.

Do I receive the project file at handover?

The ETS or equivalent project file is the deed to your system. Without it, only the original programmer can maintain the residence.

What happens when the internet is down?

Light, shade, climate and access must hold offline. Cloud-dependent core logic is a liability in any residence.

Where will the equipment physically live?

Ventilated, conditioned plant space. Equipment in unconditioned ceiling voids will not survive a Dubai summer cycle.

Who handles the NOC and community approvals?

Building NOCs, community design approval, SIRA, DEWA or ADDC and TDRA. A quotation that omits them has deferred the cost, not removed it.

How will you coordinate with my architect and interior designer?

Keypads, panels and grilles must be specified in coordinated materials. Technology should be felt, not seen.

What will you measure at handover?

CO₂, particulate, illuminance and spectrum, reverberation time, water quality. Commissioning without measurement is assertion.

What does support look like in year five?

Firmware ownership, seasonal recalibration and documented change management — not a warranty card and a phone number.

Can another practice take this over from you?

The answer should be an unhesitating yes. Lock-in is a business model, not an engineering outcome.

02What a proper handover contains

You should leave handover owning the residence.

  • As-built drawings and containment records
  • The complete project file (ETS or platform equivalent)
  • Commissioning measurements against the written standard
  • Compliance documentation for the emirate and asset class
  • A lifecycle and recalibration plan
  • Household and staff orientation, in plain language
