Can you retrofit an existing villa or apartment in Dubai?

Yes. Most of our residential commissions in Dubai are retrofits — owners who have lived in a residence and now want it authored to the Longevity Standard. Lighting, air, water, acoustics and intelligent control can all be improved within the constraints of the existing architecture. A full wired backbone is harder once finishes are in, so we design the deepest authored layer the building will accept and document the remainder as a future-ready specification.

How long does a retrofit commission take?

Accepted Answer

A typical residential retrofit runs four to eight months from discovery to handover, depending on the depth of the pillars being authored and the building's access constraints. Apartments in high-rises often take longer because of service lift bookings, NOC schedules and working-hour restrictions. Villas are generally more flexible, but seasonal humidity can affect certain acoustic and sealing works. We build the programme around these realities from the outset.

Do I need a permit or NOC for a home retrofit in Dubai?

Accepted Answer

Yes — and we handle this as part of the commission. For apartments, a building NOC and MEP contractor coordination are usually required before any electrical or low-voltage work begins. For villas in master communities, the developer or homeowners' association may require design approval and a method statement. AKMZA produces the technical documentation, method statements and drawings the authorities need. We do not begin site works until the paperwork is cleared.

How do Dubai's heat and humidity affect the systems you specify?

They are central to the brief. The control equipment we specify is rated for ambient temperatures well above 45 °C and installed in ventilated, temperature-managed locations — never in unconditioned ceiling voids or exterior cupboards where humidity and thermal cycling destroy consumer-grade hardware. Cabling is specified for the region's coastal corrosion potential. What is possible in a retrofit versus a new-build commission?

Accepted Answer

In a new-build, we author the intelligent environment at pre-MEP stage — every pillar can be integrated at the architectural level. In a retrofit, we audit what the building will accept and design the deepest layer possible. Circadian lighting, acoustic calibration, air improvement and intelligent control are almost always achievable. Whole-home water polish and full envelope pressure control may be constrained by existing plumbing and façade access. We are transparent about these limits during discovery and specify what can be commissioned now versus documented for a future phase.

Can you run new wiring in a finished home without damaging finishes?

Where possible, we use the existing containment — many Dubai villas and apartments have spare conduits or accessible ceiling voids. Where new pathways are needed, we work with specialist retrofit contractors who open and reinstate finishes with architectural precision. Wireless protocols are used only where a wired path is genuinely impossible, and always as part of a hybrid backbone that prioritises reliability. The goal is an invisible result, not a visible repair.

How do you protect systems from dust storms and seasonal sand events?

Every piece of equipment lives inside a sealed, conditioned environment — rack rooms, ventilated closets or dedicated plant spaces — with positive pressure and filtration on the air intake. Outdoor equipment is specified with IP ratings and materials suited to the UAE's saline atmosphere. The intelligent backbone is wired-first; there are no exposed wireless access points on balconies or terraces to clog with dust. During commissioning, we pressure-test the envelope and verify that indoor air stays measurably cleaner than outdoor ambient, even during major sand events.

What happens during the discovery and site survey?

The discovery begins with a private conversation at the studio or the residence. We review the brief, walk every room, photograph the existing MEP and containment, and note the constraints — building NOC requirements, working-hour restrictions, lift access, humidity exposure, and which finishes must remain untouched. Within two weeks we return with a feasibility assessment: what can be commissioned now, what should be documented for a future phase, and a programme that respects the building's rules and the climate's realities.
